NYC rental guidance
No-fee apartments.
Compare actual apartments and review the fee arrangement before committing. Earlier no-fee labels do not establish today's terms.
Find apartments & send Scott your choices →What does “no fee” mean?
A no-fee advertisement generally describes an arrangement in which the renter is not charged a broker fee for that apartment. Confirm who engaged the broker and what the written agreement actually requires. A past owner-paid fee arrangement is not a current promise.
Compare the full monthly rent
Ask for the actual lease rent, any advertised concession and its conditions, utility responsibilities, deposits and other disclosed charges. Net effective rent may differ from the monthly payment required by the lease.
Search first, review next
Use Scott’s public Coldwell Banker search for real listings, then paste a listing link or address into My apartment choices. The search does not have a verified no-fee filter. Scott can review the terms of your selected apartments; availability and program fit still need confirmation.
Renting with a voucher?
A public search result or no-fee label does not establish voucher approval. Rent, utilities, required documentation and program review are separate steps. Existing renters can send choices without repeating intake.
