Owner-occupied multifamily

Live in one unit. Understand the rest.

Two- to four-family homes are common in Albany, Troy, Schenectady and Amsterdam. They can work well for first-time buyers who do the homework.

What to research

  1. 1Current leases, rents, deposits and lease end dates for each unit.
  2. 2Utility setup — which meters are separate and who pays what.
  3. 3Operating expenses: taxes, insurance, water/sewer, trash, maintenance.
  4. 4Property condition, especially roofs, heating systems and electrical.
  5. 5The legal unit count on municipal records — not just what’s advertised.
  6. 6Landlord insurance quotes before you commit.

How lenders look at it

FHA 203(b) financing can be used for eligible 1–4 unit homes you occupy. That doesn’t mean every assistance program allows four units, that all rent is counted toward qualifying, or that rental income will cover the mortgage.

Lenders apply their own rules to rental income and reserves. Ask them directly:

  1. 1How much of the projected or current rent will you count, and what documents do you need?
  2. 2What reserves are required for a 2–4 unit purchase?
  3. 3What are the owner-occupancy requirements and for how long?
  4. 4Does the assistance program I’m considering allow this number of units?
